The property is located on the outskirts of Punta Prima, a lovely beach resort on Menorca’s south coast that is characterized by its white sandy beaches with clear turquoise water. The villa is a five-minute walk from the family-friendly beach (which can be seen from most of the villa’s rooms) along with the bars, restaurants and shops in the area.

This beautiful villa is set on three levels: the basement, the ground floor and the upper floor. The basement has the utility room where you will find the washing machine and tumble dryer. The main entrance on the ground floor opens up in to a light and airy hall with glass upper walls and then leads into the living/dining room area. This room has sliding glass doors that allows plenty of natural light into the property and also provides access onto the terrace. It is equipped with a DVD player, flat screen TV with IPTV and surround sound. A modern kitchen is just off to the side, with appliances including fridge/freezer, an electric oven and hob, dishwasher, toaster and coffee maker.

On the ground floor there are three bedrooms each with twin beds, that can also be set up as double beds. They all have fitted wardrobes, ensuite bath/shower rooms, sliding doors onto the terrace and sea views. Also on this floor there is a fourth suite with a king-size bed, a kitchenette with ensuite bathroom and its own entrance, which can be used as a separate annex for grandparents who wish for some privacy, nannies, au pairs, etc.

The last spaces on this floor are the two open air courtyards that provide some peace and quiet and then, finally, a shower room with toilet that can be accessed directly from outside, so that guests do not have to trail water through the house.

The upper level is where the two master suites are, both with built-in wardrobes, king-sized beds, ensuite bathroom (one with a spa-bath) and sliding doors on to a separate terrace with stunning views of the Mediterranean Sea. The main suite boasts a large bath next to a floor-to-ceiling window, and a large walk-in granite shower.

Outside, there are many terraces, one outside the living room, dining rooms and all four ground level bedrooms, with a long ornamental pool. There are side stairs, one with a ramp (for wheelchair access) leading down to the another terrace where the main ‘adult’ pool is found, this will please guests who appreciate a real lap-pool for serious swimming. This pool is 13m long with a five-step entrance at one end, with depth ranging from 1.4m to 2m.

A further set of steps leads down to the lower terrace level where you will find the children’s pool, again measuring 13m long, but with a constant depth of just 0.75m.

To the right of the pool terrace is a large covered outside dining terrace with table and chairs, and a large BBQ, food preparation area and sink. Here you will also find a table tennis table.

The house has complete WiFi Internet access, full climate control air conditioning/heating, a glass walled lift that reaches all floors, and ramps for wheelchair access. There is also an ensuite bathroom suitable for people with disabilities.

The Area:

Punta Prima is in the south east corner of Menorca. Mahon, the island’s capital is 10km away so a journey from the airport is approximately 25 minutes. Nearby resorts include Binibeca and S’algar.

The centre of Punta Prima, adjacent to the beach is where you’ll find a selection of restaurants offering a good range of international cuisine and Mediterranean dishes, as well as several bars.

There is a street market twice a week where you can buy locally made items. There is a chemist open 7 days a week, a 24 hour doctors surgery and a small supermarket. The resort also has an ATM machine.

There are several shops near to the beach that offer a collection of accessories for the beach as well as numerous souvenirs from Menorca. There is also a car hire service located in the resort.

The beach at Punta Prima is perfect for families with shallow crystal clear turquoise water. The resort and beach overlooks the famous “Isla Del Aire” a small island with a lighthouse and home to the famous black lizard.

The resort has a fun, land train service that travels the coast from Punta Prima to Binibeca. There are also very good bus services to and from Mahon via Sant Lluis and a taxi rank.
