This is a spectacular newly built villa in Santa Ana. It is in a Front line position overlooking the Port of Mahon and a very short walk to the lovely harbour of Calas Fonts where there are bars, restaurants and shops aplenty. During the summer this little harbour is packed with people out for evening strolls, sidewalk entertainment and night markets -all this with beautiful views of the Isla de Rey and the mouth of the harbour as a backdrop. Many of the islands lovely beaches are also only a short drive away.
This luxury villa has two floors and an attic. You enter the property on the ground floor in to a spacious open plan lounge dining room and instantly you are able to enjoy spectacular sea views. The lounge is a comfortable room with sofas, coffee tables, TV and a large pool table.
From the lounge is the stunning kitchen with white units and hardwearing grey stone worksurface. The kitchen has a fitted microwave, steam oven, oven and coffee machine. In addition there is also a free standing Range cooker with 5 gas hobs and a double oven. There are two dishwashers, a Nespresso coffee machine, kettle, toaster and large American fridge freezer plus another fridge freezer. There is a large island in the kitchen with sink unit and a walk-in pantry with a wine fridge. There is a dining table that will comfortably seat 8 people and from the dining table are patio doors that lead out to the garden.
From the kitchen is a “service area” which has a double bedroom with twin beds, shower room and laundry room with washing machine.
There are two further bedrooms on the ground floor, both have double beds and incredible sea views, one has patio doors that lead directly on to the pool terrace. Each have their own en-suite bathrooms.
From the lounge is a large glazed terrace with comfortable seating areas to take in the sea views. Because it is glazed you will be able to use this area in cooler months and when there are cooler evenings and still be warm and able to enjoy the stunning sea views. From this terrace you will be able to watch the sunrise in spectacular style.
Upstairs there is a large landing with sofas and then five more bedrooms. The master is incredible and spacious, you will be able to lie in bed and look at the sea views whilst watching the sun-rise, it is worth noting that this is the first sunrise in Spain as Menorca is the furthest east. It has patio doors that lead out on to an upper terrace that spans most of the width of the house and has unbeatable views. The room has an ensuite with large oval standalone bath, walk-in shower, two basins and wc.
There are also two bedrooms that are connected by a dressing room, you enter the dressing room then to one side is a door to a double bedroom with a terrace overlooking the pool and sea views. It has an ensuite with basin, large walk-in shower and wc. To the other side of the dressing room is a door to a twin bedroom.
A further bedroom on this floor has a double bedroom and patio doors leading to the upper terrace. This room has an ensuite with large walk-in shower, basin and wc. The last bedroom on this floor is a large bedroom with double bed and a terrace overlooking the front of the property. On the third level, accessed by a small spiral staircase, is a large open room ideal for a study/play area for children. There is a small double bed in this room plus three single beds and a large flat screen TV.
Outside there are plenty of areas to both sunbathe and take in the views. There is a beautiful pool that is 9 metres by 4 metres, it is 2.2 metres at its deepest and the shallow end is 1.4 metres. There is a large dining table outside that will seat everyone as well as a barbecue area with plancha and outside shower. There is a toilet that can be accessed from the outside so there is no need to walk wet feet in to the villa!
The whole property is fully air conditioned, decorated with exquisite taste and all the bedrooms are spacious. This really is a unique property where you will be able to enjoy a really special holiday.
